  • What do I need to do to rent an apartment at Emblem at Christiana?

    We request that you fill out the rental application and include an application fee and a holding deposit that will be allocated to your security deposit at move in. Upon application, we also require photo ID and proof of income. We will provide you a copy of our screening criteria as well.

  • How much is the application fee and security deposit?

    The application fee is $50 per applicant, and the security deposit ranges from $500 to one month's rent based on application screening results.

  • How much is parking?

    We have covered parking and surface lot parking options available. Detached garages and breezeway garages are available for $170/month and $190/month.

  • Am I permitted to have more than one car?

    One parking tag will be given to each lease holder with a registered vehicle. Additional visitor parking is available on-site. To inquire about garage parking availability and rates, please contact the Leasing Office for details.

  • Am I allowed to have pets?

    Yes, we accept cats and dogs. There is a two pet maximum per household. Pets must not exceed 70 lbs. Aggressive breeds (and any combination of aggressive breeds) as well as exotic pets are not allowed. Please ask a leasing associate for a detailed list.

  • Are there any deposits, special fees, or monthly charges to have a pet?

    Yes, we require a non-refundable pet fee of $400 per pet.

  • What must I bring with me to tour an apartment?

    Any person touring an apartment home with us must present a valid government issued photo ID.

  • What are the income and credit qualifications?

    We run a credit and criminal background check and we require a gross income of three times the rent. Proof of income must be provided during the application process. If a guarantor is required, the income qualification is five times the rent.

  • What is considered acceptable proof of income to sign a lease?

    Acceptable forms of income verification include: three consecutive paycheck stubs or a W2 form from an employer or an offer letter on original letterhead. Other verifiable income may mean, but is not limited to, alimony/child support, trust accounts, social security, unemployment, welfare, grants/loans. Please request a copy of our screening criteria for further details.

  • What happens if I qualify for an apartment, but my roommate does not?

    In this scenario, the roommate’s application will be denied and he/she will not be able to move in. Your application can still be approved as long as you qualify on your own.

  • Is my security deposit totally refundable?

    Yes, the security deposit is refundable upon move out as long as you do not have an outstanding balance and there are no damages in your apartment at the time of move out.

  • If I get a job transfer, can I break the lease?

    The details are outlined in the lease, please inquire with the Leasing Office to discuss the specific details and any questions.

  • Can I change to a month-to-month lease plan after my first year?

    Yes, you will receive a renewal offer approximately 3 months prior to the expiration of your lease that will outline the renewal terms.

  • What utilities are included in my lease?

    Emblem pays water, sewer and trash. Residents are responsible for electric and cable.

  • How long is the term of the lease?

    The standard lease term is 12 months.

  • Do you accept leases for short terms?

    Lease terms vary from 6-12 months. Leases under 12 months will have a short term premium applied. Terms offered will be contingent on management approval.

  • Am I required to have renters insurance?

    Yes, proof of renter’s insurance will be required prior to move in.

  • Do you offer furnished or corporate apartments?

    We are able to offer corporate apartments. Please ask a leasing associate for details.

  • If something needs to be repaired in my apartment, how do I report it?

    Simply contact the office via phone, visit or complete an online service request through our resident portal on the property website.

  • When is my rent payment due?

    Rent is due on the 1st day of each month.

  • What day of the month am I liable for a late charge?

    Rent is considered late after the 5th day of each month. Late fees apply.

  • Will you accept electronic payments from my bank?


  • Is there a place where I can pay my rent after office hours?

    Yes, you can drop your rent check in the after-hours drop box at the management office.

  • Who is the phone and cable provider?

    Comcast in our cable, phone and internet provider.

  • Does the property offer on-site recycling?


  • Are gas grills permitted at your property?

    No, however grills are provided for your convenience at the clubhouse and picnic area.

  • Is there any additional storage space available at your property?

    Yes, please ask a leasing associate about availability and cost.

  • Are residents permitted to paint their apartment?

    Yes, however, this is based on Management approval only and must be returned to original color prior to move out or additional charges will apply.

  • Will you accept my delivery packages for me?

    Yes, we will be happy to accept all packages (some size restrictions may apply) in our leasing office.

  • Is smoking permitted in our residences?

    No – we are very excited to announce that this will be a SMOKE FREE community!
